Booking terms
Terms applying to bookings of furnished accommodation made directly on this site with STAYFLEX IMMO.

1.Purpose and scope
These terms govern the letting of furnished tourist accommodation offered by STAYFLEX IMMO, société par actions simplifiée with capital of 1 000 €, registered office at 32 allée de la Robertsau, CS 40034, 67000 Strasbourg, entered in the Registre du Commerce et des Sociétés de Strasbourg under number 930 893 698.
Any booking made on this site constitutes unreserved acceptance of these terms. The contract is concluded directly between the guest and STAYFLEX IMMO, with no intermediary and no platform.
These are short-term seasonal lettings. They constitute neither a residential tenancy nor a contract governed by the French Act of 6 July 1989, and give no right to remain in the premises.
2.Length of stay
Stays bookable online run from 1 night to 30 nights. Some apartments or periods require a longer minimum: it is shown in the calendar as you select dates, and the booking engine refuses any request that does not meet it.
For a stay longer than 30 nights, write to us at gestion@stayflex-immo.com: such requests are considered case by case and are covered by a separate contract.
3.Booking
Booking is done online. The guest selects an apartment, dates and a number of guests, then enters their details. The summary shown before payment sets out the total amount.
The booking becomes firm and final once payment is taken, evidenced by a confirmation email and by the booking page reachable from the link sent to you. Until that payment is confirmed, no dates are held.
The main guest must be of age and legally able to contract. They are responsible for the accuracy of the information they provide and stand as guarantor for everyone staying in the apartment.
4.Prices
Prices are stated in euros, inclusive of all taxes. The rate for each night varies by period and is shown in the calendar before any booking.
The total shown before payment includes:
- the price of the nights selected
- any cleaning fee, charged once per stay
- the tourist tax
- any discount applicable under a promotional code
Nothing is added after that step: the amount shown when you book is the final amount.
The tourist tax is calculated according to the rate in force in the apartment’s municipality, collected on its behalf and paid over to it. People under eighteen are exempt, in accordance with article L.2333-31 of the French General Local Authorities Code. That is why the split between adults and minors is requested at booking.
5.Payment
The full amount of the stay is paid in one instalment at the time of booking.
Payment is made by bank card, through our provider Stripe Payments Europe Limited. Card details are entered directly in its secure interface and do not pass through our servers.
An invoice is issued for every stay. It can be made out to a company on request to gestion@stayflex-immo.com, stating the company name and billing address.
6.Cancellation and changes
Cancellation terms depend on the time between the booking and the arrival date. A booking made well in advance allows a flexible cancellation; a last-minute booking, by contrast, commits the apartment immediately on dates we can no longer offer again.
Booking made 14 days or more before arrival
- Cancellation at least 7 days before the arrival date: full refund of sums paid.
- Cancellation between 7 and 3 days before the arrival date: refund of 75 % of the stay amount.
- Cancellation less than 3 days before the arrival date: no refund, the stay remains payable in full.
Booking made less than 14 days before arrival
These last-minute bookings are non-refundable. In the event of cancellation, whatever the date, the stay remains payable in full.
In every case the tourist tax is refunded where the stay does not take place: collected on behalf of the municipality, it is owed only by people who actually stay. Deadlines are assessed at the time the cancellation request is received, with the scheduled arrival time as the reference. The refund is made to the payment method used at booking, within fourteen days.
Any cancellation or change request (dates, number of guests) must be sent to gestion@stayflex-immo.com quoting the booking reference. A change remains subject to availability and may result in a price adjustment; if the new price is declined, the cancellation terms above apply.
STAYFLEX IMMO reserves the right to cancel a booking in the event of force majeure or where the apartment cannot be made available. An equivalent apartment is then offered where possible; failing that, all sums paid are refunded, with no further compensation.
7.No right of withdrawal
In accordance with article L.221-28, 12° of the French Consumer Code, the fourteen-day right of withdrawal does not apply to accommodation services supplied on a specified date. A confirmed booking therefore cannot be withdrawn, but remains subject to the cancellation terms set out in article 6.
8.Arrival and departure
Check-in is self service from 4 pm. Access details and the exact address of the apartment are sent by email once the booking is confirmed.
The apartment must be vacated by 11 am at the latest on the day of departure, unless the late check-out option has been taken beforehand. This window allows for cleaning between two stays.
An early arrival or a late departure may be offered depending on the apartment’s schedule. These services must be requested in advance and are not guaranteed.
9.Capacity and use of the apartment
The number of people staying in the apartment may not exceed the capacity shown on its page, children included. Any unauthorised excess may lead to immediate termination of the stay, without refund.
The apartment is intended for temporary residential use. The following are prohibited:
- parties, gatherings and events, unless agreed in writing beforehand
- subletting and making the apartment available to third parties, whether free of charge or not
- any commercial exploitation of the apartment, in particular receiving clients, filming or recording for commercial purposes
- any activity of prostitution, and any unlawful activity
- smoking inside the apartment
- the presence of animals, unless agreed in writing beforehand
The guest undertakes to comply with the building regulations and to respect the quiet of the neighbourhood, in particular between 10 pm and 7 am.
A security deposit of 300 euros may be required depending on the apartment booked. Where it applies, its amount and terms are given before arrival. It is not charged where there is no damage and is released after departure, less any sums owed under article 11.
10.Unlawful activity and immediate termination
The apartment is made available strictly for temporary residential use. Any commercial exploitation and any activity of prostitution are prohibited there, whether the guest acts on their own behalf or for a third party.
This prohibition is not a formality. Article 225-10 of the French Criminal Code penalises making premises available to people engaging in prostitution, or tolerating such activity: STAYFLEX IMMO would incur its own criminal liability by turning a blind eye.
Where prostitution is found to take place in the apartment, the following measures apply:
- A report is made to the competent authorities, by filing a statement or by any other appropriate means.
- The booking contract is terminated as of right, without notice or formal demand, and the stay ends immediately. The guest and occupants leave the premises without delay.
- No refund is due, whatever time remains to run.
- The security deposit is retained, in full where applicable, to cover the cost of making good and deep-cleaning the apartment.
Where the costs incurred exceed the security deposit, the balance remains payable by the guest, as does the loss resulting from the apartment being unavailable while it is made good.
The same consequences apply in the event of serious and repeated nuisance to neighbours, unauthorised commercial exploitation, manifest excess of capacity or any other unlawful activity found in the apartment.
11.Condition of the apartment and liability
The apartment is handed over clean and in good working order, after professional cleaning carried out before every arrival. The guest reports without delay any issue found on arrival, so that it can be dealt with and not attributed to them.
The guest is liable for damage and loss occurring during their stay, and for the acts of the people they host. It is for them to check that they hold public liability insurance covering seasonal lettings, generally included in home insurance policies.
STAYFLEX IMMO cannot be held liable for theft or loss of personal effects in the apartment, nor for inconvenience resulting from external works or nuisance outside its control.
12.Complaints and mediation
Any complaint must be sent to gestion@stayflex-immo.com. Any difficulty arising during the stay must be reported to us immediately, so that a solution can be found on the spot.
In accordance with the provisions of the French Consumer Code on consumer dispute mediation, after contacting us and failing a reply that satisfies you, you may refer the matter free of charge to a consumer mediation procedure with:

Referring the matter to the mediator requires that you have first sent a written complaint to STAYFLEX IMMO and not obtained a satisfactory reply. Mediation is free of charge for the consumer.
13.Personal data
Data provided at booking is processed on the terms described in our privacy policy, reachable from the footer.
14.Governing law
These terms are governed by French law. In the event of a dispute, and after an amicable resolution has failed, the French courts shall have jurisdiction. The consumer may bring proceedings either before the court of the place where they lived when the contract was concluded, or before the court of the place where the service is performed.
